The property is believed to date back to the 1640's and is a fine example of an old farmhouse and usefully it is not Listed. The house is a oak timber frame construction, with rendered elevations, under a high clay pantiled roof. The property has been further enhanced by the present owners with the addition of a two storey extension, comprising a large sitting room and a master bedroom suite to the first floor. It is an ideal property for a family given its excellent close proximity to both Long Melford and Sudbury and that it provides well configured and generous accommodation. A driveway provides off road parking, which in-turn leads to the garage/workshop. There are mature, well-stocked and enclosed gardens that are approaching 0.3 acre (subject to survey).

Accommodation
The accommodation, in brief, comprises oak front door leading to entrance hall; with stairs off to first floor and doors to the original two reception rooms. The study/games room (15'6" x 12'11") enjoys views to three sides; with a bay window to front, window to side and glazed French doors to the rear. An attractive brick inglenook with bressumer above is a fine focal point of the room. The dining/family room (17'6" x 15'6") as with the study/games room also offers a wealth of character with exposed wall and ceiling timbers. The room also benefits from a brick inglenook with a wood burning stove. A door leads to the inner hallway, which gives access to the excellent third reception room (16'5" x 15'9"). This sitting room is an extension to the house by the current owners and is a delightful room overlooking the rear garden and French doors to this. Again an inglenook fireplace is the focal point to the room. The kitchen breakfast room (20'9" x 9') is to the side of the property and is fitted with an excellent range of base and wall units, incorporating an electric ceramic hob, extractor hood and eye level combination oven and microwave. The vaulted ceiling is a wonderful feature and, due to an excellent expanse of windows, is a bright and airy room. The shower room, with a low level wc, is a good size and is also combined as a utility room and to complete the ground floor accommodation is the useful boot room which also gives access to the rear garden.

There are two staircases in the property, although all first floor rooms can be accessed from either one, that lead to the first floor landing. The landing gives access to all of the bedrooms and to the family bathroom. The master bedroom (16'5" x 15'9") is situated to the rear of the property and affords fine views across the garden and benefits from a partially vaulted ceiling and beamed wall. The room is complimented by an attractive en-suite comprising panelled bath, low level wc and pedestal hand basin. All the other three bedrooms are generous in their size, offer a wealth of character and one benefits from an en-suite cloakroom.

Outside
The house sits in an attractive plot approaching 0.3 acres, subject to survey. The drive leads to the detached garage/workshop and a brick and flagstone path leads past the ornamental pond to the main rear garden. Immediately behind the kitchen is a small paved area and again this leads to the rear garden. The remainder of the front garden is laid to flowerbeds and positioned discreetly to one side is a good modern wooden shed. The rear garden is mainly laid to lawn interspersed with trees and flowerbeds. A lovely pergola walk leads down the old boundary wall to a paved area ,the greenhouse and an additional shed. A wooden summer house and vegetable plot are positioned at the base of the garden.
